Construction Manager At Risk (CMAR)
Under the CMAR model, the owner separately retains a design firm and a CMAR typically when design is underway or nearly complete. This method allows the owner to benefit from aspects of Design-Build while retaining direct oversight of design development. Engaging the CMAR early helps optimize technical performance, constructability, overall value, and risk mitigation.
Fixed Price Design-Build
In this model, the owner contracts with a single entity responsible for both design and construction. The owner outlines project requirements and performance goals, and the integrated design-build team develops conceptual designs and a fixed price to deliver the project. Any changes are managed collaboratively by the entire team, encouraging problem-solving and innovation without blame or delays.
Progressive Design-Build
This two-phase delivery method begins with the collaborative development of project design, cost estimates, schedule, and the Guaranteed Maximum Price (GMP) or fixed price. If the owner and design-builder agree to move forward based on these terms, final design, construction, and commissioning occur in the second phase—ensuring flexibility and alignment throughout the project.
