VALUE ENGINEERING / DESIGN BUILD

A COLLABORATIVE
DELIVERY APPROACH
Design-Build is the fastest-growing and most widely adopted project delivery method. Project owners increasingly recognize the value of a single contract that promotes innovation, collaboration, and most importantly saves time and reduces costs. As a design-build contractor, Spiniello collaborates with designers from the outset, forming a cohesive team that delivers project recommendations aligned with the owner’s schedule and budget, while assuming risk to ensure a seamless, turnkey approach to project delivery.
We value creativity, problem-solving, collaboration, and teamwork always with safety in mind. In addition to construction, our capabilities include design and permitting management, quality assurance and control, and public outreach.
COLLABORATION IS KEY
Collaborative delivery methods engage all key stakeholders from the beginning.
In collaborative project delivery, the owner, design engineer, and contractor work closely together throughout the entire project lifecycle. This early and integrated involvement enhances cost certainty, accelerates project timelines, and bring field experience into the design phase resulting in improved “constructability” and added value.
Collaborative delivery requires a project-first mentality that requires teamwork at all levels. It demands a strong foundation, bold ideas, and the ability to adjust when necessary. At Spiniello, our expertise enables clients to harness the strengths and insights of all parties involved. We believe in the collective nature of partnership and the exchange of ideas that come from early, open collaboration.
This approach ensures every strategic decision supports a safer jobsite, faster delivery, and the best overall value, all while maintaining a unified, team-oriented focus.
-
Compared to the traditional design-bid-build method, Design-Build offers several distinct advantages:
Accelerated Schedules
Best-Value Decision Making
Managed Risk for Owners
Improved Quality Control and Assurance
Encouragement of Innovation
Enhanced Cost Certainty
-
Under the CMAR model, the owner separately retains a design firm and a CMAR firm typically when design is underway or nearly complete. This method allows the owner to benefit from aspects of Design-Build while retaining direct oversight of design development. Engaging the CMAR early helps optimize technical performance, constructability, value management, and risk mitigation.
Fixed-Price Design-Build
In this model, the owner contracts with a single entity responsible for both design and construction. The owner outlines project requirements and performance goals, and the integrated design-build team develops conceptual designs and a fixed price to deliver the project. Any changes are managed collaboratively by the entire team, encouraging problem-solving and innovation—without blame or delays.Progressive Design-Build
This two-phase delivery method begins with the collaborative development of project design, cost estimates, schedule, and the Guaranteed Maximum Price (GMP) or fixed price. If the owner and design-builder agree to move forward based on these terms, final design, construction, and commissioning occur in the second phase—ensuring flexibility and alignment throughout the project.

ONE TEAM,
ONE VISION
At Spiniello, we consistently utilize a Value Engineering approach towards all of our projects. It is important for us to apply this structured approach to analyzing projects to ensure we identify ways to optimize costs without sacrificing quality or performance. We seek to enhance the efficiency and effectiveness of a project by focusing on fuction-driven improvements and innovative solutions. Involving much collaboration, we have had several successful project completions with Value Engineering at the forefront. We have the experience needed to explore alternative options for materials or processes to achieve the desired outcome at a lower cost or with performance that better aligns with the client’s goal.

Integrating Value Engineering early in the project lifecycle brings numerous benefits to the construction process, including:
Cost Savings: Identifies potential cost-saving opportunities by evaluating alternative materials, methods, and processes.
Risk Reduction: Minimizes the likelihood of costly change orders and delays later in the project.
Enhanced Communication: Fosters better collaboration among all project stakeholders, leading to a more efficient design and construction process.
Optimized Performance: Balances cost, quality, and schedule to meet the client’s needs and expectations effectively.
Innovation: Encourages creative, function-driven solutions that deliver maximum value for the investment.
